Originally the plot was a brown field site and change of use was obtained for residential use.
Rights of way issues and contamination problems were solved and further planning permission was gained for conversion of the roof space.

The original planning submission was given our specialist touch to transform a basic design into a character cottage. Local sandstone was incorporated and handmade clay tiles were used on the roof and tile hanging. Satin painted windows and oak doors were used to complete the cottage look.
Internally the four bedroomed cottage offers the best of both worlds. The modern lifestyle is catered for with an open plan layout, four large bedrooms, underfloor heating, wired intruder and fire detection alarms, HDMI distribution and a Cat 5e LAN.
Then the traditional hand finished touches were added such as the kitchen range, antique oak window sills, iron and ceramic door furniture and a large inglenook fireplace.
All built to the exacting standards of the NHBC and the new Part L regulations.
